Now, during the main holiday season, numerous construction projects are started again. For many private builders it comes down to it, if they have their own vacation and are thus able to follow the formation of foundation and shell consistently. Experts speak in this context of the so-called construction progress, which is divided into different stages of completion.
It is common for a rough subdivision into seven distinct phases.
Many of the companies involved in the construction also calculate on the basis of these phases, ie if, for example, the foundation has been erected, the first bill is already received by the client. He then has to settle this within the granted deadline, so that the construction project is continued without interruption.
Banks that grant real estate loans are familiar with this practice. As a result, they often pay their loans in seven steps, or allow them up to seven installments. However, builders should not take this procedure for granted, because practice shows time and again that there are also deviations.
Such deviations can be found on both sides:Bank and Construction Enterprises
Both in the banks and in the construction and craft enterprises. For example, some banks allow fewer partial payments, thereby reducing their own expense. Construction companies like to settle in more than seven phases in order to put their bills earlier.
For builders, it is therefore important to find out in advance about the circumstances of the parties involved. If deviations are found, then ideally there is still time to look for solutions and thus ensure a smooth flow. For example, it could be conceivable that the construction company combines several phases or that the client pays some bills completely with his own funds.
Unfortunately, there are far too many builders who do not deal with this issue soon enough or simply look at the dialogue with their partners. Exactly then threaten difficulties that often cause great stress and possibly also drive up the cost of the project in the air. It is therefore extremely useful to ensure punctual payment of the construction partners involved in good time.
